Site Acquisition Specialist

The successful candidate will report to the Properties Manager and will be tasked with planning, identifying, securing, and managing sites required for installing TelOne’s telecommunications infrastructure. The role ensures continuous growth and maintenance of the company’s network coverage.

Main Duties
• Conducts detailed site surveys and assessments, working closely with engineers and planners to confirm site feasibility for network development.
• Engages with property owners across private, corporate, and municipal sectors to negotiate construction permissions, finalize lease agreements, and secure rentals.
• Completes and submits development permit applications to local authorities.
• Obtains all relevant approvals from bodies such as Civil Aviation, EMA, National Parks, and Museums & Monuments.
• Builds and maintains strong relationships with landlords and property owners, resolving disputes effectively to ensure smooth operations.
• Collaborates with other telecom operators and IT entities on infrastructure sharing and equipment upgrade discussions.
• Identifies potential risks such as land conflicts, community concerns, or regulatory challenges, and implements mitigation strategies.
• Keeps accurate documentation of contracts and prepares monthly reports on site acquisition progress.

A Bachelor’s degree in Rural & Urban Planning or Real Qualifications / Experience
• A Bachelor’s degree in Rural & Urban Planning or Real Estate.
• Alternatively, a Diploma in Town Planning or Real Estate.
• At least 2 years' experience in a related role (Site Acquisition or Property Management).
Required Competencies
• Strong skills in Microsoft Excel and familiarity with GIS (Geographic Information Systems).
• Demonstrated experience in negotiating favourable agreements and resolving disputes.
• Sound knowledge of Zimbabwean property laws, by-laws, and regulatory frameworks (EMA, Civil Aviation, etc.).
• Ability to work independently and travel to both rural and urban sites as needed.
